Let’s talk about bathroom renovations.
Bathrooms are one of the spaces in your home that can really increase your equity. But a poorly designed bathroom can equally, turn buyers away or drive down the value.
A few things to consider before undertaking your bathroom renovation…
What is your budget?
So many people come to me with amazing imagery from Pinterest of how they want their bathroom to look, only to realise that actually, it is way beyond their budget.
Now, a low budget does not mean you cannot have a beautiful bathroom. It just means you may need to pick and choose where you spend your money.
For example, if the current layout functions well, leaving your services in the same place will potentially save you thousands of dollars in plumbing and electrical.
Maybe instead of the feature tile you love being on a full wall or throughout the entire bathroom, you could just do a feature behind your vanity instead?
This is also a great idea if you’re wanting a bold design but you’re concerned it may date. Re-tiling a small feature is more achievable, more affordable and a much smaller task than say, changing your floor or shower tiles.
Who will be using the bathroom?
Is the bathroom for a family? In which case storage absolutely needs to be considered.
If it is an ensuite, do you want double sinks? Please consider if you have enough space to accommodate them. So many times, I have seen people put in a double sink, when there really wasn’t enough space to do so, in turn, leaving very little room on the vanity and taking up valuable storage space inside the vanity with the extra plumbing which is needed.
Maybe it is a powder room? If this is the case then this is the perfect place to express some creative flair, you can go bold, go form over function, make it fun.
What demographic is your re-sale market?
Even if selling isn’t on the cards right now, it is a great idea to consider who your market will be if you decide to sell in the future. If you have a large family sized home, not having a bath for example may turn off some buyers.
Top 3 tips
1. Consider larger format tiles for inside of your shower to minimise grout lines. This makes for much easier cleaning and maintenance.
2. Always follow the tile manufacturer’s instructions, some tiles will need to be sealed prior to use. Especially materials such as real marble or real terrazzo. Also make sure your floor tiles have the appropriate anti-slip rating, for safety.
3. Always consider your lighting. Such is true for the design of any room but consider lighting for makeup application etc as well as lighting for creating a relaxing ambience for the evenings you want to take a nice long bath.
